‘HDJ89’ is the ninth of 12 houses new york-based T38 studio is in the process of developing for the HDJ project in tijuana, mexico. each residence is built on a 305 square meter site, with spatial organization based on a nine square grid.

the interior program is contained within each independent unit. a central courtyard, marked by a tree and small pool in the direct center, acts as a starting point for the plan. the first floor, containing living, dining, and kitchen are located around the inner atrium. private areas, are likewise distributed on the second floor.

concrete, cantilevered parking area 

 

 

 

in order to create a sense of openness towards the street and city, ‘HDJ89’ has no garage door. instead, a 14 meter cantilevered concrete slab provides protection from the sun and elements. upon entrance, a large part of the dwelling can be immediately seen; emphasizing its spacious qualities.
