international firm broadway malyan was commisioned by dar al-handasah and dubai aviation authority to create a masterplan for commercial city, a new leading international commerce and business centre, located beside the world’s largest planned airport: dubai world central international airport. the design of ‘commercial city’ is based on three core principles, creating a commercial city, creating a world class place and creating a city for the future.

the design had to fit within the overall masterplan that already exists for dubai, while creating an area that had some local distinction and character as well as creating ‘character areas’ within this, all benefiting from strong linkages and a balanced mix of uses. commercial city’s design was also required to reflect its strategic location next to the new airport, exploiting the local and global reach which businesses and the population will have. commercial clusters, an urban quarter, major transit stations and industrial districts all interlink through a green corridor, allowing for greater movement throughout the city, and maximising the value of secondary parks, pedestrian routes and ground level activity. sustainability was also a key concern and the scheme has consequently been designed to set new standards for urban developments in the united arab emirates and to minimise the carbon footprint of the new city.
