12 warren's rough-hewn bluestone façade contrasts tribeca's historic lofts

’12 warren’ is a residential condominium building in new york’s tribeca neighborhood that offers 13 full-floor, duplex and triplex residences. the building presents a distinctive rough-hewn bluestone façade that has been hand-laid to create a deliberate contrast with the neighboring loft buildings and glass highrises.

developed, designed, and constructed by DDG, the scheme also includes many handcrafted internal details. the 13 residences range from 2 to 4 bedrooms and from 1,700 square feet to 3,800 square feet. ceilings are detailed with a board-formed concrete finish at heights from 10 feet in the full-floor residences, to 22 feet in the triplex townhouse residences. large windows allow an abundance of natural light to fill each home, while custom details include bluestone accents that complement the building’s façade.

a model apartment has been furnished on the 8th floor by the future perfect, with furniture pieces by shanghai-based studio neri & hu. individual pieces in the full-floor home include a timber top shaker dining table, a danish oiled walnut trunk low cabinet with black lacquer exterior, and a trio of brass and copper topped side tables. many homes also feature direct elevator entry and private outdoor space.

in the building’s lobby, a solid bluestone wall — sourced from a quarry in upstate new york — forms a centerpiece along with a custom designed chandelier by bec brittain. DDG has commissioned fine art photographer jacqueline hassink to document the quarry and permanently display the images throughout the lobby. 12 warren features a private fitness center, while additional amenities include a 24-hour attended lobby, a landscaped roof terrace, and a concierge service.
