hidden behind a weathering steel façade, ‘22 bond’ is a limited edition of six exclusive residences located at the heart of new york’s noho neighborhood. informed by the area’s industrial past, the building’s architecture comprises vestiges of an 18th century townhouse as well as the exposed beams of a past development. behind the gatehouse, an urban garden — which covers almost half of the property — offers a moment of escape from the bustle of the city.

the building was formerly a long-dormant 14-storey superstructure, which was originally intended to be a hotel. the structure has now been transformed into an art-inspired residential loft building by BKSK architects. the residences of 22 bond feature with double-height custom kitchens, gallery-ready surfaces, and ceiling heights that range from 10-1/2 to 12-22 feet. in addition, walls are oriented to protect artworks and allow for the unrestricted display and arrangement of art.

the building’s penthouse has nearly 22-foot-tall ceilings as well as private elevators. the kitchen is completely custom-designed by smallbone of devizes and features gaggenau appliances. the dwelling has three bedrooms across 3,828 square feet, with an additional 442 square feet of outdoor space. meanwhile, all walls have been reinforced with 5/8” plywood to provide access and universal anchor points for all artwork.

further enhancing the building’s focus on art are site-specific commissions by roy nachum and federico uribe. both artists have installations throughout the lobby, while both are also creating one-of-a-kind pieces as part of the development. nachum has been approved by multiple city agencies to install his braille work on the sidewalk outside the gatehouse, while uribe has created a giant sculpture of a fly out of retired auto- and jetski-parts, which will be installed on the top of the building.
