Foster + Partners breaks ground on One Beverly Hills, a gardened urban resort expected to complete in Los Angeles in 2026. The mixed-use, high-rise development, designed together with KHA (Kerry Hill Architects), comprises such uses as two greenery-filled residential towers and a ten-story Aman hotel. The dynamic urban resort will span 17.5 acres in the heart of world-famous Beverly Hills and is currently one of the largest and most environmentally advanced projects underway in the United States. Foster + PartnersOne Beverly Hills will connect the iconic Beverly Hilton and Waldorf Astoria with 10-acres of botanical gardens & open space and will introduce the first Aman hotel, branded residences and exclusive members club to North America’s West Coast. One Beverly Hills will add three environmentally sustainable buildings encompassing both Aman-branded residences, hotel suites, and members club. All of this is set around eight acres of botanical gardens that will be planted at the heart of the site. With the driving philosophy of creating the healthiest and future-forward development, the new buildings and gardens of One Beverly Hills are designed to exceed California’s own ambitious sustainability goals. In the design of its verdant landscape architecture, the team partners with Los Angeles-based firm RIOS, which has curated over two hundred species of California native and water-wise plants and trees.

pedestrian-minded landscaping across 17.5 acres

 

A comprehensive redesign will enhance pedestrian and bicycle access, with dedicated pathways allowing seamless movement across the entire site. Wilshire Boulevard will undergo a complete transformation, emerging as a verdant entryway featuring a cascading stairway that invites exploration of the curated retail and dining options flanking the Beverly Hilton and the adjacent gardens. These landscaped spaces gracefully bridge the roadway, establishing a clear division between vehicular traffic and natural beauty while guaranteeing access to both the hotels and surrounding boulevards. The gardens will implement a sustainable irrigation system that will leverage harvested rainwater and recycled greywater, achieving full water self-sufficiency and conserving millions of gallons annually.

A century later, we have seized on this inspiration to create an organic architecture that merges with landscape, a large part of which is publicly accessible, creating a shared resource for the city.

 

The richness of Californian culture owes much to its diversity of influences, which comes together with the urgent need for sustainability — particularly conservation and recycling of water for the greenery.
