in 2010, herzog & de meuron completed a distinctive parking garage as part of ‘1111 lincoln road’, a mixed-use development in miami beach. now, the swiss firm has returned to south beach to conceive a pair of curated rooftop residences near the western end of the lincoln road mall. designed in collaboration with developer robert wennett, the three-bedroom dwellings also include courtyards landscaped by raymond jungles.

the herzog & de meuron-designed homes feature three-and-a-half-bathrooms each with floor-to-ceiling glazing used to flood the interiors with natural light. totaling 1,550 square feet, the scheme’s outdoor areas include honed stone flooring, pergolas, and shade trees. developed by robert wennett, ‘1111 lincoln road’ offers more than 100,000 square feet of offices, a multi-level parking garage, and events space on the structure’s seventh floor.

the newly-unveiled renderings illustrate two rooftop residences, designed to offer respite from the bustling lincoln road below. indoor spaces are interrupted with open-air courtyards, which will allow future buyers to take advantage of south florida’s warm climate. ‘this home offers unprecedented access to the bustling neighborhood while also offering a private retreat away from the excitement of lincoln road,’ explains eloy carmenate, who is listing the homes for douglas elliman alongside mick duchon. set to complete later in 2017, the lofts have been priced at $3.8 million USD.
