renzo piano is set to add a 36-story tower in san francisco to his north american portfolio. the ground-up development will be located in the city’s transbay neighborhood, an area undergoing major regeneration, which will also host foster + partners’ new oceanwide center. plans for the mixed-use building include 69 residential units, a 255-room luxury hotel, meeting and ballroom facilities, a spa and fitness center, and a ground floor restaurant.

developed by pacific eagle, ‘555 howard’ has been designed by renzo piano building workshop in collaboration with mark cavagnero associates. the tower will rise to a total height of 405 feet (123 meters), where it will be crowned with a public rooftop populated with trees that lend the scheme a natural green halo. from here, visitors can take in sweeping views of both the city and bay. a café on the top floor will also be open to the public.

the residential portion of the building occupies the tower’s upper levels, floors 20-36, with the 21st story including an outdoor terrace exclusively for residents. four subterranean levels includes provision for 70 parked cars and approximately 95 bicycles. 25 more spaces for bikes are sited along the sidewalk at ground level. the development forms part of san francisco’s transit center district plan (TCDP) — an initiative which intends to provide increased urban density.
