the brief sought ‘a creative response to an urban challenge: to adaptively re-purpose an existing city fringe commercial property into a medium density residential or mixed-use development.’

conceptual intention

the intervention of flamingo lane is designed to breathe new life into an area devoid of activity. focus is shifted from the street, down the new lane way where a small retail and cafe/bar tenancy provides activation morning till night. it is proposed that in time neighboring owners will convert the lower floors of their buildings to also address the lane, contributing to a dynamic urban realm. the lane way becomes a shared access way ensuring the evolution of a pedestrian friendly, active and cohesive precinct.

the scheme proposes the creation of a vertical community, with equitable access to open space and encourages the diversity of inhabitants through the use of varying apartment types/sizes. apartments are planned as interlocking objects, with communal outdoor spaces facilitating chance encounters and interaction between residents. the proposal develops a compact layout, exploiting the arch thus increasing the perceived volume of small apartments. in total the scheme includes; 5 x 50sqm tenancies, 9 studio apartments, 5 two bedroom apartments and 5 three bedroom apartments
